Total Land is about 20 Acres (16.58 Acres - Patta) near Kodai-Munnar road in Manavanur Village. Its about 30km from Kodaikanal towards Munnar. The land is located close to the Central Government Sheep and Wool Research Station (CSWRI) as well as a short trekking distance to the famous Kukkal Caves.

The property is at an elevation of around 2200 meters (7000 feet) above sea level with amazing view of the Kerala border mountains and the untouched Tamil Nadu Forest Shola Grasslands. The climate is cool to cold all year round. The mean monthly ambient temperature from April to June is 25°C. Maximum Temperature Ranges from 26°C to 30°C and the Minimum Temperature Ranges from -3°C to 5°C. Relative Humidity varies from 15% to 90%. The average rainfall is 1055mm which is spread well throughout the year.

Beautiful Sunsets can be seen everyday from the top of the property. The air quality in the region is absolutely pristine due to its isolation far away from the towns and cities. The area is completely quiet with no noise pollution whatsoever. The place with its views and climate will make you feel as if you are in Scotland or New Zealand. There is a perennial drinking water stream on one side of the property. In the property there is a 1200 sq feet concrete roofed house (RCC) with 4 rooms, kitchen and toilets. There is also one GI Sheet covered building with 2 rooms and kitchen for staff. The property comes with a 3 Phase electric connection with transformer adjacent to the bungalow. A newly constructed large rainwater harvesting tank (Blue Silpolin lined) of capacity about 8 lakhs liters is also provided. There is another much larger rainwater harvesting tank semi-completed at the end of the property.

The previous owners of the land had used the property to cultivate Rabbits in a large scale for the purpose of fur procurement. In the late 70's it could be claimed as the largest rabbit farm in India for this purpose. Hence the name of the farm came about with the locals to be Muyal Pani (English translation is Rabbit Farm/Place). The Building used for the Rabbit sheds can be seen in the lower sections of the property, however the roofing sheets were sold of by the previous owners and the remaining brick and cement rooms still exist. As these sheds are on solid level foundations, it can easily be converted for greenhouses or accommodations, at a very low cost.

The land is suitable for Holiday or Retirement Homes, Resorts, Eco and Adventure Tourism, Cultivation of Cold Climate Vegetables, Mushrooms, Herbs and Flowers using Conventional or High-Tech Methods, Timber Plantation such as Eucalyptus, Silver Oak, Chowk…etc or even a cold climate vineyard. The land is also suitable for Sheep, Rabbit, Cow, Goat, Horse or Pig farming. Due to the untouched nature of the surrounding region - the area is very popular with the Indian Film Industry as a location for shooting many dance and music scenes. You will constantly find various film crews and actors coming for scenic shooting throughout the year. The region is know to have a wide variety of wild mushrooms and flowers grow in the forest area all year round. There is abundant rich diversity of wildlife in the region as well. The property is closely located to the forest border regions, which would make it ideal for starting trek point to various beautiful hidden locations. (read trek reports listed below)

The land is also attractive for investment purposes as there are plans to bring in an IT Park, with many of the major IT firms showing interest to set up units in the region. There is rumors of the possibility of the Central government setting up a Mini Airport as well as a Cricket Stadium in the Manavanur area. The Tamil Nadu government is setting up a large Eco -Tourism Park in Manavanur soon as part os the state's Biodiversity Conservation and Greening Project. Under this project, the Park will have a trekking path and resting places at suitable locations for trekkers and tourists to sit and relax. The Park will not only entertain tourists with physical activities but also educate them by giving lot of information about environment, ecology, plant species and flora and fauna of the hills and importance of forests and Shola Grasslands in the Eco system. Already, 1,500 rare species of saplings were planted at the village to increase the forest cover. All existing natural resources will be utilized without disturbing their ecology and environment, forest officials assured. Creating awareness on importance of forests and need for protection of its wealth is the prime aim of the park.

In the google map u can see the close proximity to the Kerala border. Through an offroad track u could reach kerala within 30-40 km from the estate! There is however road work going on to connect this old route between Munnar and Kodaikanal - which will pass through Mannavanur Village. So comming and going from Kerala can be easily achieved through Munnar route in the near future.
